Acceptable use policy

Everybody who uses Acreage — people browsing, agents and agencies listing, and our own staff. It sits alongside the terms of service and, for listers, the agent agreement.

Real property in Nigeria that you are entitled to let or sell: houses, flats, rooms, shops, offices, warehouses, event space and land. Nothing else. Every listing is visited by our team before it is published.

Only agents and registered agencies may list. An owner cannot list their own property directly, by design.

• ·Listing a property you are not entitled to let or sell, or that does not exist.
• ·Using somebody else's photographs, or somebody else's identity, at any point.
• ·Asking a buyer or tenant for money that is not written on the listing — at the gate, in chat, or anywhere else.
• ·Taking a deal off the platform to avoid commission after using our verification to win the client.
• ·Collecting money for a property you do not hold, or for a viewing that will not happen.
• ·Harassing, threatening, defrauding or discriminating against another person.
• ·Sharing another user's personal details, or contacting them outside the platform after they have asked you not to.
• ·Creating a second account after a suspension.

Messages are for asking about a property and agreeing terms. The following are blocked or removed, and repeated attempts are recorded against the account:

• ·Phone numbers, email addresses, or social handles — both directions, automatically scanned.
• ·Requests to continue on WhatsApp or anywhere else. Nearly every property scam in Nigeria begins with exactly that request, which is why it is blocked rather than discouraged.
• ·Bank details or payment instructions. Payment is never negotiated in chat.
• ·Anything unlawful, abusive, or sexual.
• ·Advertising of other services, and messages sent to many people at once.

Being asked to move off the platform is itself the warning sign. Report it. You will never be in trouble for reporting, even if you replied first.

• ·Do not scrape, bulk-download or republish listings, photographs or agent details.
• ·Do not try to find the exact address of a property you have not been given it for. Addresses are deliberately shown as an area only.
• ·Do not attempt to reach another account, or any part of the admin system.
• ·Do not automate access, or run security testing against the site without written permission.

Photographs are watermarked and belong to the agent or to us. Reposting them elsewhere is a copyright matter as well as a breach of this policy.

Depending on what happened: the listing comes down, the account is suspended, unpaid commission becomes due immediately, and where money was taken from somebody we report it to the police and hand over what we hold.

Suspension does not lock you out. You can still sign in, read exactly why, and appeal by messaging the team. A person reads every appeal. We would rather be argued with than be quietly wrong about somebody.

Every listing has a report button, and the support page reaches our team directly. Tell us what happened and, if money is involved, how much and when. We act on reports about listings that are still live first.
