The tenancy agreement, mandate or title, sighted and matched to the agent's verified name. Not just 'does this house exist' — is this person allowed to let it.
Our worker re-shoots the property themselves. Nothing staged from another unit, nothing lifted from another listing.
Walked and located by a person. You are shown the area only; we hold the exact address and give it to nobody but the worker going there.
Observed at the time of the visit — the borehole running, the meter reading. On land this becomes the boundaries and the title document instead.
The address and every photograph are checked against every other listing, including ones already let. Re-posting somebody else's property does not get through.
Every listing carries the date it was visited, the first name of the person who went, the five checks and how each one went, and the photographs they took while they were standing there.
Ask for an accompanied inspection and one of our people meets you at the property and stays for the whole viewing. You are told their name and the time beforehand, so you can turn away anybody else.
One price, paid to us, covering the agent's charge as well. If the agent does not turn up, you get all of it back.
We sight the document that says an agent may let the property. We do not adjudicate title, and on land especially you should still take your own legal advice.
Payment goes between you and the agent through the payment provider. We take our share as it happens and never sit on yours.
Things change. Every report shows when the visit happened, and a listing that goes stale is rechecked before it stays up.
