Terms of service

A marketplace for property in Nigeria — houses, shops, offices, warehouses and land — where every listing is visited in person by our team before it is published. We are not the owner, the landlord, the estate agent or a party to any deal you strike. We introduce, verify and record.

A verified listing means a member of our team physically attended the property, photographed it themselves, confirmed the address on the ground, and sighted a document indicating the agent is entitled to let or sell it.

It does not mean:

• ·That we have adjudicated title. We are not lawyers. On land especially, take your own legal advice before parting with money.
• ·That the property is still exactly as photographed. Every report carries the date it was visited.
• ·That we guarantee any agreement you reach with an agent or an owner.

If a listing turns out to be wrong, report it. We take listings down and we suspend accounts, and we would far rather hear about it from you than not.

• ·Browsing, saving, searching and messaging are free.
• ·Listing is free. There are no advert packages and nothing to pay to be seen.
• ·When a deal closes through the platform we take 5% of the total the buyer pays — the price or rent plus every fee. It is taken from the payment as it happens.
• ·An accompanied inspection is paid for in advance, at the price shown before you commit. If the agent does not attend, you get all of it back including our share.
• ·Featured placement is a flat fee for a fixed number of days. It buys position in search and nothing else — it does not make a listing more verified.

We never hold your money. Payments are split by the payment provider at the moment they are made: the agent's share goes to the agent's bank, ours to ours.

Short list, and we mean all of it.

• ·Listing a property you are not entitled to let or sell.
• ·Using somebody else's photographs, or somebody else's identity.
• ·Asking a buyer for money that is not written on the listing — at the gate or anywhere else.
• ·Moving a deal off the platform to avoid the commission, after using our verification to win the client.
• ·Harassing, threatening or defrauding another user.

Suspension does not lock you out. You can still sign in, read exactly why, and appeal by messaging the team. A person reads every appeal.

Photographs and descriptions you upload remain yours. By listing, you give us permission to display them, to watermark them, and to keep a copy for the record of what was advertised. You confirm you have the right to use them — an agent uploading somebody else's photographs is the exact behaviour this platform exists to stop.

Raise a dispute in the app and we will look at it. We hold the verification report, the photographs from the visit, the messages between you and the record of what was agreed — which is the whole reason we ask you to keep the conversation here. We will give you a decision and our reasoning.

Our decision is not a court judgment and does not stop you going elsewhere. We are the record-keeper, not the judge of last resort.

• ·That the platform will always be available. It is software.
• ·That a property will still be available by the time you get there, though the agent marking it taken is required and a stale listing is something we act on.
• ·That an agent will behave. We check who they are and we act when they do not — but we cannot make anybody honest.

When we change something that affects what you pay or what we promise, we will tell you in the app rather than quietly updating this page and hoping you do not notice. The commission rate in particular is part of the agreement each agent accepts, and changing it means a new agreement, not a new sentence here.
